When searching for a long-term villa rental in Bali, comparing properties based only on the advertised monthly or yearly price can be misleading.
Two villas with similar rental prices may have very different arrangements once cleaning, pool maintenance, Wi-Fi, electricity and other recurring costs are considered.
Unlike a hotel stay, there is no single standard package for long-term rentals in Bali. What is included depends on the property, the owner and whether you are renting monthly or yearly.
Before signing a rental agreement, it is worth understanding exactly what you are paying for.
The answer varies considerably between properties.
Some long-term villas are offered with an extensive service package, while others—particularly yearly rentals—may be offered primarily as the property itself, leaving more running costs to the tenant.
At LaChance Real Estate, we therefore specify the included services individually whenever they form part of the rental agreement.
Here are the items you will encounter most frequently.
For villas with a private swimming pool and garden, professional maintenance is often included in the rental price.
This is important because both require regular attention in Bali's tropical climate.
The frequency varies according to the property, but tenants should confirm that both services are included rather than simply assuming they are.
Housekeeping arrangements vary much more.
A villa may include cleaning once or several times per week, while another property may not include a cleaner at all.
Higher-end properties can also provide more frequent housekeeping.
It is worth checking not only whether cleaning is included but also how often it takes place and exactly what the service covers.
Some rentals include regular changes and laundry of bed linen and towels.
Others provide linen with the villa but leave washing and replacement during the tenancy to the tenant.
If the service is included, the frequency should ideally be established before the lease begins.
Internet is frequently included in furnished monthly rentals, although this should still be confirmed.
For anyone working remotely from Bali, knowing that Wi-Fi is included is not enough. Ask about the connection speed and reliability if internet access is important to your daily routine.
Garbage collection and local community fees are relatively small expenses, but responsibility for them still varies between rental agreements.
They may be incorporated into the rental price or paid separately by the tenant.
Again, the important point is not to assume.
Several expenses are more frequently left to the tenant.
Electricity is one of the most common exclusions from long-term villa rentals in Bali.
Consumption can differ significantly depending on the size of the villa, number of air conditioners, pool equipment and the tenant's lifestyle.
For that reason, electricity is often kept separate from the rent and paid according to actual consumption.
Even when housekeeping and bed-linen laundry are included, this does not necessarily mean the staff will wash the tenant's personal clothing.
Personal laundry should be considered separately unless it is explicitly included.
These are relatively minor expenses, but arrangements vary.
Some villas include them, particularly in monthly rental packages, while others treat them as normal household expenses for the tenant.
The services included can also change depending on the length and structure of the rental.
A monthly villa is often offered as a more complete package, making it easier for a tenant to move in without organizing every household service independently.
With a yearly villa rental, an owner may instead offer a lower overall rental price while transferring some recurring costs or services to the tenant.
Neither structure is inherently better.
What matters is comparing the total arrangement, not simply dividing a yearly price by twelve and comparing that number with the monthly asking price.
If you are still deciding between the two structures, read our guide to monthly vs yearly villa rentals in Bali.
The security deposit is separate from the rental price and should not be confused with an additional rental payment..
Its purpose is generally to cover damage or other obligations defined in the rental agreement..
Before paying it, make sure the contract clearly identifies:
- the amount of the deposit;
- who holds it;
- the circumstances under which deductions can be made;
- when and how it will be returned.
A clear property inventory and condition record at check-in can also help avoid disagreements at the end of the tenancy.
This is another distinction worth checking carefully.
A villa can technically be furnished while still lacking items you consider essential for long-term living.
Before committing, look beyond the photographs and check practical details such as kitchen equipment, storage, washing facilities, workspace, parking and the condition of the furniture and appliances.
These details become much more important when the property will be your home for six or twelve months rather than somewhere you are staying for a short holiday.
Imagine two villas offered at similar prices.
One includes housekeeping, pool and garden maintenance, Wi-Fi, linen service, garbage collection and local fees.
The other includes only pool and garden maintenance.
The asking prices may look almost identical, but the actual rental arrangements are clearly not.
This is why a good long-term property comparison should consider four things together:
Rental price + included services + additional expenses + contract terms.
Only then can you understand which property offers better value for your particular situation.
Before committing to a long-term rental, make sure you can answer the following:
Ask for the services to be identified clearly rather than relying on assumptions.
Electricity is particularly important, but check water, internet and other recurring expenses as well.
“Cleaning included” tells you much less than “cleaning three times per week.”
The rental agreement should distinguish normal tenant responsibilities from repairs and maintenance that remain the owner's responsibility.
Confirm the rental payment schedule, security deposit and extension or renewal conditions before signing.
A good long-term rental is not simply the villa with the lowest advertised price.
Location, condition, layout, services, contract terms and the actual cost of living in the property all matter.
LaChance Real Estate focuses on carefully selected monthly and yearly villas across areas including Canggu, Pererenan, Seseh, Umalas, Munggu and the surrounding west coast of Bali.
When comparing properties, our recommendation is simple: understand the complete rental arrangement first, then compare the price.
That gives you a much clearer picture of what you are actually getting for your money.
